What you can build, where, and what paperwork (if any) you’ll need.

01Do I need planning permission for a garden room?

In most cases, no. Garden rooms typically fall under permitted development, meaning you don’t need planning permission provided the building meets a few conditions: it’s single-storey with a maximum eaves height of 2.5m and an overall height of 2.5m if within 2m of a boundary (or 4m for a dual-pitched roof, 3m otherwise), and it covers no more than 50% of the land around the original house.

Different rules apply if your home is in a conservation area, an Area of Outstanding Natural Beauty, a National Park, or if it’s a listed building. We’ll happily walk you through the rules for your specific site during your free consultation.

02Do I need building regulations approval?

Most standalone garden rooms under 30m² are exempt from building regulations, provided they don’t contain sleeping accommodation. If your garden room is larger, contains a bedroom, or is built within 1m of a boundary, building regulations may apply.

We design our rooms to be fully exempt by default — if your project sits outside that, we’ll tell you upfront and help arrange the relevant approvals.

03Can I have a toilet, shower or kitchen?

Yes. We can install plumbing, drainage, hot water and a small kitchen or shower room as part of the build. Adding facilities that involve sleeping or extensive plumbing may push the build into building regulations territory, but most clients add a small WC or kitchenette without issue.

04How close to the boundary can I build?

You can build right up to the boundary, but if the building sits within 2m of it, the maximum overall height drops to 2.5m. Building closer than 1m can also trigger building regulations regarding fire safety.

We’ll measure your site during the survey and design something that maximises your space while staying within the rules.

05What size garden rooms can you build?

Our standard ranges start at 2m × 3m (around 6m²) and go up to 5m × 8m (40m²) and beyond. We design to your space rather than fixed kits, so footprint, ceiling height, and roof style can all be tailored.

If you want something specific — a long thin room down the side of a garden, an L-shape, or a tall ceiling for a yoga studio — bring us the brief and we’ll shape the design around it.

06Are your garden rooms suitable for year-round use?

Yes. Every Newspace build is fully insulated to a standard suitable for year-round occupancy — floor, walls and roof. Combined with double-glazed aluminium doors and windows, the space stays warm in winter and cool in summer.

Most clients use a small wall-mounted electric heater or air-conditioning unit; underfloor heating and air-source options are available too.

07What’s included as standard?

A standard Newspace build includes:

  • LED downlights, sockets and a consumer unit
  • Choice of timber or composite cladding
  • EPDM or fibreglass flat-roof system

Heating, flooring choices, kitchenettes, bathrooms, bi-fold doors and bespoke joinery are available as upgrades.

08How much does a Newspace garden room cost?

Our smallest build — a 2m × 3m Cube — starts from £11,995 fully fitted, including foundations, insulation, electrics, glazing and cladding. Most clients spend between £15,000 and £28,000 depending on size, finishes and extras like heating or a kitchenette.

09What’s the deposit and payment schedule?

To secure your build slot, we ask for a small confirmation deposit. The balance is then split across stage payments tied to delivery of materials and key build milestones, with the final payment due on completion and your sign-off.

10How long from enquiry to handover?

Typically 8–14 weeks end-to-end. The first 4–8 weeks cover design, sign-off, materials and slot scheduling. The build itself usually takes 1–2 weeks on site, depending on size and spec.

Lead times move with the seasons — spring and early summer book up fastest. Get in touch early if you have a target date.

11Do you offer a guarantee?

Yes. Every Newspace garden room comes with a 10-year structural guarantee covering the building envelope and weather-tightness. We’re also fully insured throughout the build.

After the brief

Installation & Aftercare

Groundworks, the build itself, and looking after your room for the long haul.

12What groundworks or foundations are needed?

We use ground-screw or concrete-pad foundations depending on your soil and slope. Both are quick to install, minimally disruptive, and avoid the mess of poured concrete slabs in most cases.

We’ll assess this on the site survey and include the foundation work in your quote — you won’t get a surprise bill for groundworks later.

13Will the build disrupt my garden or neighbours?

We do everything we can to keep things tidy: protective sheeting on lawns and patios, a clean site at the end of each day, and respectful working hours. Most builds need access for materials and small machinery, but no heavy plant or large concrete pours.

If access is tight (back gate only, narrow path), we’ll plan around it during the survey. We’ve worked on plenty of difficult sites across Leeds, Ilkley and Harrogate — tell us about yours.

14How do I maintain my garden room?

Garden rooms are pleasingly low-maintenance. The aluminium frames and EPDM roofs are essentially maintenance-free. Timber cladding may benefit from a re-oil every 3–5 years if you want to preserve a specific tone, but many clients let it weather to a natural silver-grey patina.
