Our process · Step by step

From the first chat to the keys in your hand.

A clear, honest seven-step process. No jargon, no hidden bills, no ghosting after the deposit lands. Just the same small team from your first call to your final walk-around.

Typically 8–14 weeks end-to-end
How we work

Building a garden room shouldn’t feel like a leap of faith. We’ll walk you through every stage in plain English — what’s happening, what it costs, and what you can expect next.

01
One team, start to finish
No subcontractor handoffs. The same people you meet are the ones on site.
02
Fixed, written quote
Itemised before you sign. No moving goalposts, no surprise extras.
03
Stage payments
Tied to delivery and milestones — not a single big cheque up front.
04
10-year guarantee
Structural and weather-tight, written down, and we answer the phone after.
Seven steps

The Newspace journey.

Every project follows the same considered path — tailored to your space, your brief and your budget, but consistent in how we do things.

Day one
01
First chat

Tell us what you’re picturing.

Pick up the phone, drop us an email, or fill in the form — whichever feels easiest. We’ll listen properly: what the room is for, the rough size you’re imagining, your timing, your budget. No script, no qualification quiz.

You’ll get a friendly reply from a real person, usually within a few hours and always within one working day.

  • Free, no-pressure conversation
  • Reply within one working day
  • Honest steer if we’re not the right fit
Week 1
02
Site visit

We see your space in person.

We’ll come to you (or jump on a video call if you’d rather) to walk the garden, measure up and talk through the practical bits — access, levels, soil, where power and water already run. We’ll flag anything tricky early so it doesn’t surprise us later.

This is also where we cover planning permission, building regs and boundary rules. Most projects sit comfortably under permitted development, but we’ll tell you straight if yours doesn’t.

  • Full site survey, no charge
  • Honest read on what’s possible
  • Planning rules explained plainly
Week 1–2
03
Design & spec

We sketch your room together.

We’ll work up a design that fits your space and how you want to use it — footprint, ceiling height, glazing, cladding, internal layout. Want a tall ceiling for a yoga room? A compact L-shape down the side of the garden? A serious home office with proper acoustics? It all goes into the brief.

You’ll see real plans and material samples, not slick renders selling something you can’t actually buy.

  • Bespoke design — never a fixed kit
  • Real samples, real plans
  • Tweak and refine until you’re happy
Week 2–3
04
Written quote

One clear, itemised number.

We send you a written quote that breaks down everything we’ve agreed — foundations, structure, glazing, cladding, electrics, finishes. No fine print, no asterisks, no “from” pricing.

If you’re happy, a small confirmation deposit secures your build slot. The rest is split into stage payments tied to materials being delivered and key milestones being signed off — with the final payment only due once you’ve walked round and approved everything on handover.

  • Fixed price — no surprises
  • Stage payments, never one big bill
  • Final payment after sign-off
Week 4–6
05
Preparation

Materials ordered, slot booked.

While we’re waiting on lead times, we’ll order materials, finalise any electrical or plumbing details with you, and lock in your build dates. You’ll know exactly which week we’re starting and roughly how long we’ll need on site.

We’ll also walk you through what to expect on day one — access, parking, and how we’ll keep the rest of the garden tidy throughout.

  • Confirmed dates in writing
  • Materials sourced from trusted UK suppliers
  • Clear plan for site access & logistics
Week 6–8
06
On site

We build it.

Most builds take 1–2 weeks on site. We arrive when we said we would, lay the foundations, frame, clad, glaze and fit out — keeping you in the loop with photos and quick updates so you always know what’s happening.

We protect lawns and patios, sweep up at the end of every day, and work respectful hours. If anything needs to change mid-build, we’ll talk it through before we touch a tool.

  • Tidy site, every day
  • Daily progress updates
  • No cutting corners on weather-tightness

Handover & aftercare

The walk-around — and what comes after.

When the build’s done, we walk through every inch with you. Snags get sorted on the spot. You get a short, plain-English aftercare guide, your 10-year structural guarantee in writing, and our number on speed-dial.

Six months in, twelve months in, ten years in — if anything needs a tweak, we’re still the people you call. That’s how we’d want it if we were on your side of the garden.

  • Joint walk-around, snags resolved
  • 10-year structural guarantee, in writing
  • We pick up the phone for years after

“We’ve built our process around the bits we’d hate as customers ourselves — vague pricing, radio silence after the deposit, builders who vanish the moment the keys are handed over. None of that, ever.”
